South Florida's older buildings face a demanding, salt-and-humidity climate, and — especially after the 2021 Surfside collapse — both the State of Florida and local counties now require periodic structural safety reviews of aging buildings. We help owners, condo and co-op associations, and property managers across Miami-Dade, Broward, and Palm Beach navigate these requirements from start to approval.

Three overlapping programs may apply to your building. We handle all of them, coordinate the timing so you're not paying for duplicate work, and deliver the sealed reports your local building department requires.

The Requirements

County Program

40 / 50-Year Building Recertification

A long-standing Miami-Dade and Broward county program. Buildings are recertified once they reach 40 years of age, then every 10 years after (some jurisdictions also require a 50-year cycle).

  • Structural and electrical safety inspection
  • Sealed report by a licensed PE or registered architect
  • Applies to most condo, commercial, multi-family & mixed-use buildings
  • Single-family homes exempt; small buildings exempt (Miami-Dade under 2,000 sf, Broward under 3,500 sf)
  • Owners typically get ~90 days from the County notice to submit the report
Statewide — SB 4-D

Milestone Structural Inspection

Florida's statewide law (SB 4-D, F.S. 553.899) for condominium and cooperative buildings 3 stories or taller: a milestone inspection at 30 years of age — 25 years if within ~3 miles of the coast — and every 10 years thereafter.

  • Phase 1: visual inspection of the primary structure by a PE or architect
  • Phase 2: deeper investigation only if substantial structural deterioration is found
  • Covers foundations, load-bearing walls, columns, beams, floor systems & building envelope
Plus — Structural Integrity Reserve Study (SIRS). Condo/co-op buildings 3+ stories must also complete a SIRS every 10 years, identifying and funding reserves for structural items such as the roof, load-bearing walls, foundation, fireproofing, waterproofing, plumbing, and electrical. Reserves for these items can no longer be waived. The first SIRS deadline was December 31, 2025.
